Re-Roofing and Roof Replacement

Re-roofing is the process of removing old tiles or tin and installing new Colorbond or Zinc sheeting, and all structural tie downs.

It’s usually done when the roof is aging or mildly damaged but still structurally sound.

Re-roofing is a faster, more affordable alternative to a full roof replacement, but it’s not always an option. If there’s major damage, multiple layers, or problems with the underlying structure, you’d need a full replacement.

A full roof replacement means ripping off the old roof and installing a new one. This is the most expensive option but allows for a complete reset to fix all problems (including structural), and adds maximum value to your home.

You’ll also be able to upgrade the materials to something more eco-friendly. For example, tile to tin metal roofing.

Metal roofs are tough, but they’re not immortal. If your existing metal roof is damaged but still sturdy, re-roofing could be a faster and better fix. However, if there are signs of severe rust or corrosion, major leaks, sagging, or loose panels, it’s time to replace.

It also depends on the type of metal roofing you have. Colorbond roofing lasts longer than uncoated steel and can give your roof 40-70 years. A full roof replacement is a smart idea if your roof is approaching the end of its life span, but still looks okay.

For a standard house, re-roofing takes 3-5 days. Larger and more complex projects, such as commercial roofing, can take weeks to finish.

The length of time for your re-roof will depend on the size and complexity of your roof, weather conditions, roof accessibility, and the time of year. More challenging materials, such as tile, can take up to 14 days.

Yes! Over time, the weight of old tiles can cause uneven gutters and dips in the roofline, and sagging at the corners of your home. Not only does this look unattractive, but it also leads to more leaks and maintenance costs.

During the re-roofing process, we remove your old tiles and replace them with bowed timbers and new materials. This creates a strong and sturdy framework for your roof, giving your home an instant facelift and preventing future problems.

    Colorbond Roofing

Colorbond metal roofing is a great energy-efficient solution if you want affordable, modern, and low-maintenance. For properties in Australia, Colorbond is a better option than tiles because it’s designed for tougher climates like Perth.

Both options are very durable. However, Colorbond roofing is cheaper to install, much lighter, and better suited to coastal and bushfire-prone areas. Colorbond is also less prone to damage, leaks, and cracking problems compared to other roofing materials, which can result in fewer repair costs.

Your choice depends on what matters to you – durability, design flexibility, cost, maintenance, or insulation.

Most Colorbond coatings keep your home cooler thanks to their Thermatech® technology – specifically formulated to reflect the sun’s heat with a high level of thermal control. But the actual amount you can save depends on factors like the colour of your new roof and insulation.

Naturally, lighter colours are the best for reducing your bills, helping to lower cooling costs and energy consumption. According to Green Building Council Australia, Cooler Colorbond roofing can reduce your energy usage by up to 40%.

    Residential Roofing

If your current roof is frequently leaking, sagging, or has cracked, broken or missing tiles, it sounds like it’s time for a new roof. We provide free inspections to assess your roof for the right quote and solution.

Investing in a new roof is a great way to increase the resale value of your home by 10-15%. Metal roofing typically offers more resale value than other material types due to its durability, longevity and curb appeal.

Most residential roof installations take 1 to 5 days, depending on the size and complexity of the roof, weather conditions, and the type of materials.

Smaller homes and straightforward installations may be completed in a few days, while larger or more detailed projects take longer. We’ll give you a clear timeline before work begins and keep you updated every step of the way.

At ATS Roofing Perth, we specialise in all aspects of metal roofing.

According to Western Australian law, re-roofing must be approved by your local council before work starts. This involves submitting a Building Permit Application to avoid being fined.

Our team does all the legwork to make the process easier and ensure compliance. We’ll help you coordinate the necessary paperwork and planning permits and apply on your behalf.

    Roofing Costs

The cost to replace a tile roof with Colorbond ranges from $20,000 to $45,000 for an average-sized property.

The final price depends on factors such as the size and pitch of your roof, the condition of the underlying structure, insulation, site access, labour, scaffolding, old roof removal, skip bin hire, and any custom features or finishes you choose.

We understand replacing your roof is a big investment, and you want to feel confident in the result. Our team factors all elements of your roofing project and finds a solution that best meets your budget. We’re happy to provide a detailed quote based on your specific needs.
